The honest version

What Plainfield Is Actually Like

Plainfield is the steadiest of the west-side markets on this site. 348 closings against 349 last year, supply unchanged at 2.4 months, and sellers getting 98.5% of list. The median rose 2.1% to $370,000. The one thing that moved: homes took a median of 21.5 days to go under contract instead of 18.

That combination — stable prices, a few more days on market — is about as balanced as this metro gets right now. You won't steal a house here, and you won't be forced into a bidding war on most of them either.

Plainfield's Main Street is the National Road, and in the last two years it got a $60-million-plus civic center, a 600-seat performance hall and a new wave of restaurants. It's worth an evening before you decide.

Two neighbors shape life here more than anything else. Indianapolis International Airport sits immediately east of town, and the town has a noise overlay district tied to it. And the east side is home to one of the largest warehouse districts in the region — more than 1,000 acres by the chamber's count — which means jobs, a strong commercial tax base and a lot of trucks.

What you are actually buying: I-70 at the edge of town, the airport next door, a real historic downtown and a steady market. What you are giving up: quiet near the flight paths and the logistics corridors. Check both before you fall for a house on the east side.

How it breaks down

Plainfield Isn't One Market

The town grew along the National Road and then out toward I-70 and the airport. Where you sit relative to those two things changes the house you're buying.

The historic district

About 58 acres on the National Register since 2010, with 174 contributing buildings from roughly 1840 to 1959 — Greek Revival, Italianate, Queen Anne and Craftsman. Older houses and older systems; budget for inspection findings.

Main Street & the civic core

The Plainfield Civic Center and Hendricks Live!, which opened in March 2024, plus The Barlow apartments and a growing lineup of restaurants in older buildings. The most walkable part of town.

White Lick Creek & Hummel Park

The creek trail runs from the Carlucci Recreation and Aquatic Center south to 205-acre Hummel Park. Near White Lick or Clarks Creek, check the FEMA flood map for the parcel.

Retail along US 40 and Perry Road, the Hobbs Station mixed-use plan, and Pulte's Landings at Hobbs Station with Vandalia Trail access. Closer to the airport and the logistics district.

Schools

Plainfield Community School Corporation

Most of Plainfield is served by Plainfield Community School Corporation, and Plainfield High School is on Red Pride Drive. The town spans three townships, so confirm the assignment for the specific address.

No referendum on the November ballot

The state's list of November 3, 2026 referendums includes no Hendricks County school units, and the district has posted nothing about one. A high school expansion has gone through the Plan Commission.

The drive

I-70 runs along the south edge of town, US 40 is Main Street, and Ronald Reagan Parkway runs north toward Avon and Brownsburg. Downtown Indianapolis is roughly 15 miles away. Drive your actual route at your actual start time before you commit.

Trails and parks

Well over 20 miles of trails in and around town, including the paved Vandalia Trail, plus Hummel Park, Echo Hollow Nature Park and the Carlucci center's expanded Splash Island.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hendricks County's local income tax is 1.7%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hendricks County Assessor.

Who Plainfield is wrong for

If aircraft noise would bother you, rule out the east side before you tour. If you want a street with no truck traffic, stay away from the logistics corridors around SR 267, Smith Road and Camby Road. And if you're commuting north or east, Brownsburg or Avon may save you time.
