More homes sold this year, and more homes sitting. Here is what shifted in Avon, and why buyers have more room than they did a year ago.

Avon had a busier year and a looser one at the same time. Closings rose about 5%, from 426 to 447, while months of supply climbed from 1.6 to 2.6 and homes took a median of 20 days to go under contract instead of 15. The median slipped 2.8% to $364,000.
One number cuts the other way: sellers got 98.6% of list, up from 97.8%. My read is that priced-right homes are still selling close to asking, and the extra inventory is homes that were priced for last year. That is a buyer's opportunity if you know which is which.
Avon is a town, not a city, and a young one — it incorporated in the mid-1990s. A lot more is coming: Easton Grey, a roughly 500-acre master-planned development on the north side, broke ground in 2024 and is expected to take years to build out.
What you are actually buying: newer housing stock, a big township park system, quick access to the airport side of the metro, and more negotiating room than most of the suburbs right now. What you are giving up: an interstate through town — I-70 is reached via Ronald Reagan Parkway — and a US 36 corridor that won't be widened until around 2030.

About 500 acres on US 36 along White Lick Creek, broken ground in 2024, with five planned neighborhoods and a new civic center. Lennar's Easton, a 460-home 55+ section, is part of it. HOA-governed and under construction for years.

Most of Avon is served by Avon Community School Corporation; part of the Avon area is in Brownsburg Community School Corporation, so confirm the assignment for the specific address. Avon High School is on County Road 150 South.
Voters renewed the district's operating referendum in November 2025 for eight years at up to 33 cents per $100 of assessed value, and the district set the 2026 rate at 31 cents. I found no Avon school referendum on the November 2026 ballot. Budget for the current rate; it sits outside the 1% cap.
The district finished a building program in fall 2025 and moved to K–5 elementary schools and three 6–8 middle schools for the 2025–26 year.
Washington Township Parks runs the 142-acre township park, Pecar Park and its nature center, an aquatic park and more, and the Ronald Reagan Parkway trail runs about seven miles. IU Health West Hospital is in Avon.
Avon is roughly 13 to 14 miles from downtown Indianapolis depending on the source, via US 36, and about 15 minutes from the airport. There's no interstate through town. Drive your actual route at your actual start time before you commit — US 36 at rush hour decides this town for a lot of people.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hendricks County's local income tax is 1.7%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hendricks County Assessor.
If you need an interstate at the end of your street, look at Plainfield or Brownsburg. If construction dust bothers you, avoid the Easton Grey and Dan Jones corridors for the next few years.
