For about ten years I was the designer and project manager for a custom home builder in Hamilton County. I drew the blueprints for every home we built and ran the jobs from the first sketch to the final walk-through.
When production builders started buying up the land around here, the owner retired and I moved into real estate. That background is why I'm useful on a new build.
Before you pick a plan or a lot, I go through the floor plan, the exterior drawings and the options list with you, so you know how the house will really live. Then we read the builder's contract together.
Some options are cheap during the build and expensive later, like extra outlets, blocking for a wall-mounted TV, or a rough-in for a future bathroom. Others cost less after closing. I'll help you sort them out before you sign.
Once the walls are closed, framing, windows, plumbing and wiring are hard to see. I spent years on job sites, so I'll walk the house with you while it's still open, and again before you close.
I compare incentives against a price cut, check lot premiums and what the base price includes, and push on what's negotiable. Builders pay my fee on new construction, so you get representation at no cost to you.
Anyone can open a door. My job is to tell you what a house is actually worth, what it's hiding, and whether it fits what you're trying to do — even when that answer costs me a commission.
Not "Hamilton County." Which side of a road changes school districts, which subdivisions hold value, where the water table causes problems. That detail is the difference between a good buy and a regret.
Contract to close is where deals fall apart. Inspection, appraisal, financing, title — I manage it so you don't spend your evenings chasing people.
