The honest version

What's Actually Happening in McCordsville

Most agents will tell you McCordsville is booming. The long-term story still supports that — but it is not what the market is doing right now, and you should know the difference before you write an offer or list a house.

Through August 2026, 331 homes sold here, against 337 over the same stretch last year. The ones that sold took a median of 35 days to go under contract, up from 17 — that is the number that matters. Inventory stood at 2.8 months in August, up from 2.1. The median sale price is $405,000 year to date, against $410,000 a year ago.

Compare that to Fishers, ten minutes west: 10 days on market and 1.6 months of supply. Same metro, same year, completely different negotiating position.

A word on that median. Look at a single month and it can seem like prices here fell 9% — but 37 sales is a small sample, and in a market with this much new construction a handful of large closings landing in one month and not another can move a median several percent on its own. Across the full year to date, on 331 closings, the median is down just 1.2%. The monthly number was noise. What I would tell you with confidence is that days on market doubled, and that is the change that actually gives you room.

One number cuts the other way, and it matters: sellers still got 98.9% of list price year to date, up from 98.2% a year ago. Homes priced correctly are doing fine. It's the optimistic pricing that's sitting.

Why people move here anyway

The core case hasn't changed. Much of McCordsville sits in the Mt. Vernon Community School Corporation, you're minutes from Geist, roughly 25–30 minutes from downtown Indianapolis, and you get meaningfully more square footage per dollar than you do across the county line in Fishers. For a lot of families that trade is obvious once they actually drive it.

It's also still genuinely growing. New construction has been steady along the Geist Road and Broadway corridors, and the town has been adding retail rather than just rooftops.

What I'd tell a buyer right now

Slow down and use the leverage. With nearly three months of inventory and homes sitting five weeks, you are not going to lose the house by asking for an inspection, a repair credit, or a rate buydown. Buyers who move at Fishers speed in a McCordsville market give away money for no reason.

What I'd tell a seller right now

Price it correctly the first week or plan on sitting. That 98.9% figure describes homes that came out at a credible number. With days on market doubling year to date, the cost of testing a high price is much higher than it was a year ago.

Schools

Mt. Vernon Schools

Most of McCordsville is served by the Mt. Vernon Community School Corporation in Hancock County — a genuine draw, and a big part of why families compare McCordsville directly against Fishers rather than against cheaper options further out.

As always, boundaries do not follow city lines perfectly. Some McCordsville-addressed homes fall outside Mt. Vernon, and a few sit in Hamilton County instead of Hancock, which changes both schools and taxes. If schools are driving your decision, confirm the specific address — I check this on every showing.

The commute

Downtown Indianapolis runs roughly 25–30 minutes depending on where you enter I-465 or take Pendleton Pike. The Geist and Fishers employment corridors are ten to fifteen minutes west, which is the real reason the commute works for most people here.

What's nearby

Geist Reservoir is minutes away for boating and the only open-water sunset in the metro. Hamilton Town Center covers the practical shopping and dining. Fortville's Main Street is ten minutes east when you want somewhere with actual small-town character.
