An estimate, not a closing statement. The title company prepares the final numbers from your purchase agreement and your lender's payoff. The link holds only the numbers, not a name or address.

How does this calculator figure each line?

Owner's title policy. Figured from the sale price using a Fishers title company's owner's policy rates, checked September 28, 2026: $455 at $150,000, $960 at $400,000, $1,160 at $500,000, then $2 per $1,000 above that. Your title company's rates may differ, so you can type in a quote instead.

Title company charges. The same title company's standard seller charges as of September 28, 2026: a closing fee of $375 when the buyer has a mortgage or $325 for a cash sale, $350 title search and exam, $225 processing, $125 document preparation and $25 for the closing protection letter. Each one can be edited.

Property taxes. Indiana taxes are paid a year behind, so at closing the seller covers any of last year's tax bill that hasn't been paid yet, plus this year's taxes from January 1 through the day before closing. The standard purchase agreement handles it that way, and it usually shows up as a credit from the seller to the buyer. More on that in my Indiana property tax guide.

What it leaves out. Per-day interest on your payoff, HOA transfer or estoppel fees, final water and sewer bills, and small recording and filing fees. Add any you know about under "Other costs." For a full breakdown of seller costs, see what it costs to sell a house in Indiana.
