The honest version

What Greenwood Is Actually Like

Greenwood is a volume market. 894 single-family homes sold with a Greenwood address through August, almost exactly last year's 893. That is close to Fishers-level activity at a median of $340,000, about $100,000 less than Fishers.

The direction this year is mildly in the buyer's favor. The median slipped 2.9% from $350,000, homes took a median of 20 days to go under contract instead of 17, and supply edged up to 2.4 months. Sellers still got 98.1% of list, so this is not a market where you lowball. It is one where a well-prepared buyer has a few more days and a bit more room than a year ago.

The most common mistake I see in Greenwood is assuming the address tells you the city, the school district and the tax rate. It usually tells you none of them for certain.

Three things to check on every Greenwood address

City limits. A Greenwood mailing address can sit in unincorporated White River Township, including much of the Center Grove area. That changes which services and tax rates apply. School district. Three different school corporations serve parts of Greenwood — Greenwood, Clark-Pleasant and Center Grove. The ballot. Clark-Pleasant has a referendum renewal on November 3 (details below).

What you are actually buying: a real downtown that is being rebuilt, easy access to two interstates, and a lot of house for the money by north-side standards. What you are giving up: quiet in some corridors — US 31 around the mall and the I-65 distribution area are busy — and simplicity, because the address alone doesn't answer the questions above.

How it breaks down

Greenwood Isn't One Market

The city spans three townships, and the difference between Old Town, the US 31 corridor and the growth areas east of I-65 is bigger than the price bands suggest.

Old Town

Main Street and Madison Avenue, with a National Register commercial historic district of buildings dating from about 1860 to 1935. Pleasant Creek and Old City Park run through it. Older homes, walkable to the amphitheater and events — and to the event traffic.

The Madison

The downtown redevelopment on the former middle school site: condos, townhomes, apartments, retail and the city-owned Greenwood Fieldhouse. Published figures run from $83 million (city) to $92 million (IBJ). New, downtown, and still filling in.

The west side & Center Grove

Much of this is unincorporated White River Township with a Greenwood address. The township rejected a merger with the city in 2011. Check city limits and school assignment for every address here — it matters for taxes and services.

The US 31 corridor

Greenwood Park Mall, about 1.29 million square feet, and the retail around it. Convenient and busy. Homes close to the corridor trade quiet for access.

East of I-65 & Worthsville Road

Industrial and distribution uses near the interstate, including Amazon's fulfillment center on Allen Road, and a growing amount of new residential. Worthsville Road was built out to four lanes between I-65 and US 31.

The southeast growth edge

The council approved annexation for 484 planned homes on Whiteland and Honey Creek roads in July 2026, alongside a 278-home rezoning in August and up to 102 homes on Worthsville Road in April. Expect construction traffic here for a while.

Schools & the ballot

Three School Corporations, One Referendum

Parts of Greenwood are served by Greenwood Community School Corporation, Clark-Pleasant Community School Corporation and Center Grove Community School Corporation. Greenwood Community High School is in the city on Smith Valley Road. Center Grove High School has a Greenwood address but sits in unincorporated White River Township.

Clark-Pleasant is on the November 3 ballot

Clark-Pleasant is asking voters to continue an operating referendum for up to eight years at a rate of up to 9 cents per $100 of assessed value, capped at $4.4 million a year, for school safety and student support services. The original referendum passed in 2018 at 10 cents.

I did not find a November 2026 referendum for Greenwood Community Schools or Center Grove. Confirm with the Johnson County election office before you rely on that, and confirm the school assignment for the specific address either way.

Interstates, Parks & Taxes

Two interstates

Greenwood sits between I-65 and I-69. The I-69 Smith Valley Road interchange opened in November 2023, and I-69 opened through to I-465 in August 2024, which changed the west side's drive into Indianapolis. I won't quote you an average commute — drive your route at your actual start time before you commit.

Parks and trails

The city runs about 17 parks on roughly 400 acres, including Freedom Park's aquatic center, 40-plus-acre University Park and Craig Park downtown, plus about 20 miles of trails.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Johnson County's local income tax is 1.4%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Johnson County Assessor.

Who Greenwood is wrong for

If you want a quiet street, stay away from the US 31 and I-65 industrial corridors and walk the block at rush hour before you buy. If you need a specific school corporation, don't search by the word Greenwood alone — search by the district. And if you want to live somewhere finished, the east and southeast edges will be under construction for years.
