Holliday Farms is Henke Development Group's golf-club community west of Michigan Road (US 421) between Willow Road and 146th Street, with Eagle Creek on its west side. The town adopted its planning ordinance in 2018 for about 597 acres, and the developer has said about 1,500 homes are planned at full buildout. The Pete Dye-designed course opened in June 2021.
It is the highest-priced neighborhood on this site. The MLS shows 24 closings in the last 12 months against 18 the year before, at a median of $2,300,000, up from $1,847,500. But the pace slowed: median days on market went from 25.5 to 64, and homes closed at 97.5% of list on average.
What you are actually buying: a custom or semi-custom house, usually around 6,266 square feet of living space in the MLS, with a club membership that comes with the lot. What you are giving up: a finished neighborhood; construction is still going on, and at this price there are few comparable sales to lean on.

The developer says every residential lot comes with a Sport and Social Membership to The Club at Holliday Farms. The clubhouse, about 78,550 square feet, has indoor and outdoor pools, tennis and pickleball courts, a gym, bowling and dining. Ask the club whether golf is included and what it costs.

Zionsville Community Schools has an operating referendum on the November 3, 2026 ballot at up to 41.28 cents per $100 of assessed value for up to eight years, capped at about $21.5 million a year. It would replace the 2019 referendum, which runs through 2027. Referendum rates sit outside the 1% cap.
Michigan Road (US 421) is the main route out. Drive your actual commute at your actual start time before you commit.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Boone County's local income tax is 1.71%, against 1.1% in Hamilton County, per the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Boone County Assessor.

The median single-family sale in Holliday Farms was $2,300,000 over the 12 months through August 2026, on 24 closings, and the middle 80% of sales ran $1,311,500 to $4,120,000 (MIBOR BLC).
The median was 64 days on market over the last 12 months, up from 25.5 the year before.
