Chatham Hills is Henke Development Group's roughly 750-acre golf community near Grand Park, first proposed in 2013 with up to 1,500 homes planned. The Club at Chatham Hills is built around an 18-hole Pete Dye course, billed as his final design, plus a nine-hole executive course, and it hosted LIV Golf in August 2025. Homesites run from about a third of an acre to 1.2 acres, and the club lists about 30 builders.
It is the busiest neighborhood in Westfield by sales count. The MLS shows 74 closings in the last 12 months, up from 63 the year before, at a median of $1,340,578. Homes went under contract in a median of 10 days, down from 38, and closed at 98.8% of list on average.
What you are actually buying: a newer, large house, usually around 5,107 square feet of living space in the MLS, with the club and trails that connect to the Monon. What you are giving up: an established, finished neighborhood. Construction is still going on around you, and resales compete with builders' new homes on price.

A master association, a private club, and a neighborhood still being built.
The Chatham Hills Master Association, managed by Associated Asset Management, sits over sub-neighborhoods including Hampton Park, Chatham Creek, Chatham Ridge and Prescott Place. I could not find published dues; get the master and sub-association figures for the specific address.

See homes →The city is widening 191st Street from Tomlinson Road toward Spring Mill Road, with a roundabout planned for fall 2026 and full completion estimated for 2028. Expect construction on that side of the neighborhood.
See homes →Chatham Hills is served by Westfield Washington Schools. The district approved new K–8 boundaries and is opening new buildings, so do not take a listing sheet's word for which schools an address feeds. Confirm the assignment for the specific address with the district.
Westfield Washington Schools has an operating referendum on the November 3, 2026 ballot at a maximum rate of 39.41 cents per $100 of assessed value, collecting up to $38 million a year. The current rate is 17 cents, so compare 39.41 against 17, not against zero. Referendum rates sit outside the 1% cap.
US 31 and State Road 38 are the main routes out, and Grand Park is next door. State Road 32 reconstruction runs through fall 2026. Drive your actual commute at your actual start time before you commit.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.

The median single-family sale in Chatham Hills was $1,340,578 over the 12 months through August 2026, on 74 closings, and the middle 80% of sales ran $825,200 to $1,984,580 (MIBOR BLC).
