Countryside sits northeast of 161st Street and Spring Mill Road on Westfield's north side. Armstrong Park, a 15-acre city park with paved trails, is on Countryside Boulevard. The homes that sold here in the last two years were mostly built between 2001 and 2007.

It is one of the fastest markets in Westfield and one of the lowest-priced established neighborhoods on this list. The MLS shows 38 single-family closings in the last 12 months against 34 the year before, at a median of $392,500. Homes went under contract in a median of 6.5 days and closed at 100.1% of list on average.

Westfield Washington Schools has an operating referendum on the November 3, 2026 ballot at a maximum rate of 39.41 cents per $100 of assessed value, collecting up to $38 million a year. The current rate is 17 cents, so compare 39.41 against 17, not against zero. Referendum rates sit outside the 1% cap.

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.
