Osborne Trails is a Lennar community at 193rd Street and Spring Mill Road that opened in March 2020 as Westfield's first 55-and-older community. Lennar describes about 180 acres with six lakes, three miles of trails, a fishing pier and a 9,000-square-foot clubhouse called the Retreat, with a pool and fitness center. It is age-restricted under its covenants.
Sales fell sharply this year. The MLS shows 38 closings in the last 12 months against 123 the year before, and 19 of this year's sales were homes built in 2024 or later. The median rose from $410,000 to $467,450, and homes went under contract in a median of 14.5 days.
What you are actually buying: a house built in the last few years, usually around 2,024 square feet, with a clubhouse and trails. What you are giving up: the ability to sell to any buyer; the age restriction narrows who can buy the house later. Read the covenants before you write an offer.

Westfield Washington Schools has an operating referendum on the November 3, 2026 ballot at a maximum rate of 39.41 cents per $100 of assessed value, collecting up to $38 million a year. The current rate is 17 cents, so compare 39.41 against 17, not against zero. Referendum rates sit outside the 1% cap.
Spring Mill Road and US 31 are the main routes out, and Grand Park is a few minutes south. Drive the trips you make most before you commit.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.
