Brenwick Development opened the Village of WestClay in July 2000 as a traditional neighborhood development: houses in pre-1920s styles close to the street, sidewalks everywhere, and shops and restaurants inside the neighborhood. It sits between Ditch and Towne Roads and 116th and 141st Streets. The owners association counts about 1,840 residences on roughly 760 acres, including townhomes, condos, apartments and senior housing.

Single-family homes here are expensive and fast. The MLS shows 66 closings in the last 12 months, the median rose from $975,000 to $1,217,500, and homes went under contract in a median of 5 days. The middle 80% of sales ran from $713,500 to $1,945,000.

What you are actually buying: a village you can walk — three clubhouses with pools, 10 miles of paths, the Village Center, and the Carmel Clay library's West Branch on Horseferry Road. Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.
