Wooded 1970s neighborhoods just east of Keystone Parkway between Main Street and Smokey Row. Here is what they sell for and what to check first.
Start with the map. Filter by price, beds, and neighborhood.
Cool Creek is two neighborhoods. Cool Creek North sits between Main Street (131st) and Smokey Row Road, just east of Keystone Parkway and west of Gray Road. Its homeowners association counts about 234 homes, started in the early 1970s by developer Joseph Dawson. Cool Creek Estates is nearby toward Main Street and Keystone, with larger lots on some streets.
The MLS shows 29 closings in the last 12 months across both, at a median of $499,000 against $510,161 the year before. Homes went under contract in a median of 7 days, and 62% closed at or above list.
What you are actually buying: a mature, wooded lot and quick access to Keystone Parkway, at a median well under Carmel's newer neighborhoods. What you are giving up: modern systems on most houses (most built 1968 to 1982). Check the floodplain on creek-side lots and confirm the sewer connection.

Carmel Clay Schools has a referendum on the November 3, 2026 ballot at a rate not to exceed 42.74 cents per $100 of assessed value for eight years. It would replace two existing referendums totaling 24 cents, so compare 42.74 against 24, not against zero. Referendum rates sit outside the 1% cap.
Check FEMA flood maps and insurance quotes on any lot near the creek before you write an offer, and confirm the house is on city sewer.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.
If you want newer construction, look at Jackson's Grant or the Village of WestClay. For a similar-era neighborhood with a golf course, see Brookshire. For all of Carmel, see my Carmel guide.

I'm Wes Johnston, a Realtor with Trueblood Real Estate, based in Fishers. I cover the whole Indianapolis metro, and every guide on this site is built the same way: MIBOR numbers, public sources, and the trade-offs a listing description won't mention.
My job isn't to open doors. It's to tell you what a house is actually worth, what's wrong with it, and whether it's the right move for what you're trying to do — then negotiate hard on your behalf and own the process from contract to close.
If you're two years out, that's fine. Most of my best clients started with a question, not a showing.
