Jackson's Grant on Williams Creek is a Republic Development neighborhood north of 116th Street between Spring Mill Road and Clay Center Road, with Williams Creek running through it. The land traces to an 1834 federal land grant and later a horse farm. Seven builders have worked here, and every house goes through an architectural review board.
It is among the most expensive neighborhoods in Carmel. The MLS shows 18 closings in the last 12 months, at a median of $1,350,000, with most homes built between 2017 and 2025. Median days on market was 4, down from 41 the year before.
What you are actually buying: new or nearly new construction, a nature preserve along Williams Creek, and a recreation center with three pools. What you are giving up: the freedom to build or change anything without review. Expect construction at the 116th Street corner, where the Spring Mill Shops and more townhomes are planned.

Carmel Clay Schools has a referendum on the November 3, 2026 ballot at a rate not to exceed 42.74 cents per $100 of assessed value for eight years. It would replace two existing referendums totaling 24 cents, so compare 42.74 against 24, not against zero. Referendum rates sit outside the 1% cap.
Carmel's city limits have matched Clay Township since the 2018 Home Place annexation, so every address here is inside the City of Carmel.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.
