The Village of Mount Carmel sits on Oak Ridge Road between 136th and 146th Streets. Leo C. McNamara Sr. started it in the mid-1950s on land from his Two Gaits Farm, and it grew in sections: 1 through 5 from the 1950s on, 6, 7 and 9 after 1973, section 8 from 1995 and section 10 from 2003, per the neighborhood association's history.
The MLS shows 18 closings in the last 12 months, and the median rose from $404,100 to $472,500. With under 20 sales a year, which sections sold moves that number a lot. Homes went under contract in a median of 8 days.
What you are actually buying: Carmel Clay schools, and a neighborhood pool and tennis courts on the west side of US 31. What you are giving up: uniformity. Build year, lot and house size all change by section.

Carmel Clay Schools has a referendum on the November 3, 2026 ballot at a rate not to exceed 42.74 cents per $100 of assessed value for eight years. It would replace two existing referendums totaling 24 cents, so compare 42.74 against 24, not against zero. Referendum rates sit outside the 1% cap.
Carmel's city limits have matched Clay Township since the 2018 Home Place annexation, so every address here is inside the City of Carmel.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately.
