The honest version

What Danville Is Actually Like

Danville's numbers point in two directions. Closings fell about 24%, from 299 to 226, and months of supply jumped from 1.6 in August 2025 to 4.7 this August. The median barely moved: $359,543, against $359,995 a year ago.

The homes that did sell went faster and closer to asking than last year: a median of 22 days to go under contract instead of 25, and 98.9% of list instead of 97.8%. My read is that buyers are paying for homes that are priced right and skipping the rest, and the rest is piling up. If you know which is which, this is more bargaining room than any other Hendricks County town I cover.

Danville had 4.7 months of supply in August, up from 1.6 a year earlier. That is the highest reading of any Hendricks County town I cover.

Danville is the county seat, a town founded in 1824 and incorporated in 1835. The 1866 Hendricks County Courthouse anchors the downtown square, and the town has nine properties on the National Register, including two historic districts. Hendricks Regional Health's main hospital campus and the county fairgrounds are both on East Main Street.

What you are actually buying: a real county-seat downtown, historic houses a few blocks from the square, a big town park system, and more negotiating room than anywhere else nearby. What you are giving up: distance. Downtown Indianapolis is about 20 miles east on US 36, and there's no interstate in town.

How it breaks down

Danville Isn't One Market

Danville grew out from the courthouse along US 36, which is Main Street through town. Historic blocks, the hospital corridor and the new subdivisions are very different purchases.

Courthouse Square

The Danville Courthouse Square Historic District, listed in 2010: 42 contributing buildings from about 1865 to 1960 around the 1866 courthouse. The downtown core, with US 36 running through it.

East Main Street historic homes

The Danville Main Street Historic District, listed in 1994: 37 contributing buildings from about 1844 to 1920, from Greek Revival and Italianate to Queen Anne, Foursquare and Craftsman bungalows. Beautiful houses with old systems. Budget for what the inspection finds.

The East US 36 corridor

Toward Avon: Ellis Park at 620 E. Main, Hendricks Regional Health's main campus at 1000 E. Main and the county 4-H fairgrounds at 1900 E. Main. Convenient, and busier than the side streets, especially during fair week.

The southeast side & the airport

Hendricks County Airport–Gordon Graham Field sits about 2 miles southeast of the town center: one 4,400-foot runway, general aviation, run by the Indianapolis Airport Authority as a reliever airport. Expect some small-plane traffic near it and drive the area before you buy.

Schools

Danville Community School Corporation

Most of Danville is served by Danville Community School Corporation. A small section of town is in Avon Community School Corporation, so confirm the assignment for the specific address.

No school referendum rate on the bill

In November 2019 the district asked voters for a $53 million construction referendum and an operating referendum. Both failed: the construction question lost with 77% voting no, and the operating question lost with about two-thirds voting no. I found no later Danville school referendum, and none is on the state's list for the November 3, 2026 ballot.

Parks, the Drive & Taxes

The town parks are the amenity

The Danville Parks Department runs more than 165 acres at seven park sites, more than 20 miles of trails, a fitness center and the outdoor Gill Family Aquatic Center at Ellis Park. Ellis Park also has clay tennis courts and the historic Swinging Bridge. The Hendricks County Historical Museum is in town, and the county fair is held at the fairgrounds on East Main.

The drive

US 36 runs east about 20 miles to downtown Indianapolis, through Avon. SR 39 runs north to I-74 and south to I-70. Drive your actual route at your actual start time before you commit.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hendricks County's local income tax is 1.7%, unchanged in the Indiana Department of Revenue's notice effective October 1, 2026. Confirm assessments with the Hendricks County Assessor.

Who Danville is wrong for

If you commute into Indianapolis every day and want the shortest drive, Avon saves you part of US 36. If you want an interstate close to home, look at Plainfield. And if small planes overhead would bother you, rule out the southeast side before you tour.
