The honest version

What Pittsboro Is Actually Like

Pittsboro is a small market, and a quick one. 74 single-family homes sold through August, against 75 last year. They went under contract in a median of 8 days instead of 11, and sellers got 99.3% of list, up from 98.1%. Supply tightened from 2.4 months to 1.9.

The median slipped 4.2% to $370,000. With only 74 sales, I wouldn't read much into that. A few lower-priced or higher-priced closings can swing it. The speed and the list-price numbers tell you more: if a Pittsboro house is priced right, you need to be ready to move.

Eight days to contract and 99.3% of list. Among the towns I added this month, no market moved faster or sold closer to asking.

Pittsboro was founded in 1834 and named after Pittsboro, North Carolina. It had 3,682 people in the 2020 Census. US 136 is Main Street, and I-74 runs parallel to it along the north edge of town, with access at Exit 61, Jeff Gordon Boulevard.

What you are actually buying: a small town with an interstate exit, a straight shot down US 136 toward Indianapolis, and a market where good houses don't wait. What you are giving up: amenities. The town runs a small park system, and most shopping and trails mean a drive to Brownsburg or beyond. The interchange area is also where new truck-oriented commercial is being proposed.

How it breaks down

Pittsboro Isn't One Market

Pittsboro is small, but where you sit relative to Main Street and the I-74 interchange changes what you hear and see from the front porch.

Main Street & the town center

US 136 runs through town as Main Street, and the fire station is on it. Scamahorn Park sits on the east end at 130 E. Main St. This is the heart of the town founded in 1834.

The I-74 interchange

Exit 61 at Jeff Gordon Boulevard, with a Love's travel stop. In August 2026 the plan commission recommended rezoning about 15 acres at the northeast corner for a second travel center with a fuel station, store and truck wash. Commissioners called the site plan unacceptable and required a redesign, and it goes to the town council next.

The north side

A 19-acre, up-to-10-lot commercial subdivision called Greenbelt is proposed at Northside Drive and CR 850 N. Neighbors raised drainage and flooding concerns, and the plat was continued to September 22, 2026. If you're looking nearby, ask where it stands.

The rural edge

There is farmland at the edges of town. In 2024 a proposal to annex about 100 acres off I-74 for a ready-mix concrete plant failed for lack of a second, and the town allows only voluntary annexations.

Schools

North West Hendricks School Corporation

Pittsboro is served by North West Hendricks School Corporation, which also covers Lizton and North Salem. Pittsboro Primary and Pittsboro Elementary are in town, and the high school is Tri-West Hendricks. Part of Pittsboro lies in Brown Township, so confirm the assignment for the specific address.

No referendum found

I found no North West Hendricks school referendum, and the district is not on the state's list for the November 3, 2026 ballot.

Parks, the Drive & Taxes

Parks

The county parks directory lists two town parks, Scamahorn and Esther. Scamahorn has a playground, a 0.33-mile walking track, ball fields, a basketball court, two pickleball courts, shelters and a rentable indoor building. The town runs events like Movie in the Park and a community garage sale.

The drive

US 136 runs southeast about 18 miles to downtown Indianapolis. I-74 Exit 61 is at the edge of town, with Exit 66 at SR 267 in Brownsburg and Exit 68 at Ronald Reagan Parkway a few miles east. Drive your actual route at your actual start time before you commit.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hendricks County's local income tax is 1.7%, unchanged in the Indiana Department of Revenue's notice effective October 1, 2026. Confirm assessments with the Hendricks County Assessor.

Who Pittsboro is wrong for

If you want trails, shopping and restaurants close by, Brownsburg is a few exits east. If you want a historic downtown square, look at Danville. And if truck traffic bothers you, stay back from the Jeff Gordon Boulevard interchange.

Your Realtor

Thinking About Pittsboro? Let's Talk.

I'm Wes Johnston, a Realtor with Trueblood Real Estate, based in Fishers. I cover the whole Indianapolis metro, and every guide on this site is built the same way: MIBOR numbers, public sources, and the trade-offs a listing description won't mention.

My job isn't to open doors. It's to tell you what a house is actually worth, what's wrong with it, and whether it's the right move for what you're trying to do — then negotiate hard on your behalf and own the process from contract to close.

If you're two years out, that's fine. Most of my best clients started with a question, not a showing.
