What Sunblest Is Actually Like

Sunblest is mostly Sunblest Farms, the mid-1980s development the Encyclopedia of Indianapolis describes as a 3,000-home project that brought a surge of new residents to Fishers. It sits in Delaware Township on the west side of the city, and some of its homes are directly across from Roy G. Holland Memorial Park.

It is also the busiest established neighborhood in Fishers by sales count. The MLS shows 85 closings in the last 12 months, up from 58 the year before, at a median of $355,000. Homes went under contract in a median of 6 days and closed at 100.0% of list price on average.

What you are actually buying: a Fishers address and Hamilton Southeastern schools at a median well below the city's $440,000 year-to-date median, in a house that is usually 34 to 49 years old and around 1,772 square feet. What you are giving up: new construction, and on many houses, original or aging systems. Price in the roof, HVAC, windows and plumbing. Polybutylene supply lines were used in that era, so ask about them on each house rather than assuming.

Roads this fall

The city's 2026 neighborhood resurfacing included Sunblest and was substantially complete by mid-September. The 116th Street and Allisonville Road corridor work was expected to keep one lane each way through early October 2026.

Hamilton Southeastern

Sunblest is served by Hamilton Southeastern Schools. A handful of MLS records in the neighborhood list a different district, which looks like data entry. Which elementary, intermediate, junior high and high school an address feeds into can change with boundary updates, so confirm the assignment for the specific address with the district.

A referendum on the November 3 ballot

Hamilton Southeastern Schools has an operating referendum on the November 3, 2026 ballot: up to 36 cents per $100 of assessed value for up to eight years, capped at $47.5 million a year. It would replace the referendum voters extended in 2023 (Indiana Department of Local Government Finance determination, June 23, 2026). Referendum rates sit outside the 1% cap, so budget for it.

Allisonville Road and 116th Street are the main routes out. Drive your actual commute at your actual start time before you commit.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.
