Avalon of Fishers was built by Pulte Homes, north of 126th Street just east of Olio Road, per its HOA. Most homes that sold here in the last two years were built between 2004 and 2014. It runs under the Avalon Master Association, managed by Omni Management Services, with sub-associations for The Enclave and The Townhomes.
The MLS shows 23 single-family closings in the last 12 months, down from 32, at a median of $435,000, essentially flat against $436,250 the year before. The pace slowed: median days on market went from 14 to 23, and only 30% of homes closed at or above list.
What you are actually buying: amenities. Pulte's community page lists two pools plus a kiddie pool, two tennis courts, three basketball courts, a playground and four miles of walking trails. What you are giving up: brand-new construction. Many of these homes are 12 to 20 years old, which is when roofs and HVAC systems start coming due.

Dues, sub-associations and the roads around it.
MLS listings showed master dues of $150 a quarter in January 2022 and $175 a quarter in September 2025, covering common areas, the pools, tennis, trails, snow removal and management. Confirm today's figure.

Hamilton Southeastern Schools has an operating referendum on the November 3, 2026 ballot: up to 36 cents per $100 of assessed value for up to eight years, capped at $47.5 million a year. It would replace the referendum voters extended in 2023 (Indiana Department of Local Government Finance determination, June 23, 2026). Referendum rates sit outside the 1% cap, so budget for it.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.
