Saxony is a New Urbanist, mixed-use development that Republic Development launched in 2001 on roughly 750 to 800 acres. The homes sit south of I-69 in Fishers; north of I-69 is the Noblesville side, with the corporate campus, retail and hotels. The nearest interchange is Exit 210 at Campus Parkway / Southeastern Parkway, a diverging diamond that opened in 2017.
Sales are thin: 21 single-family closings in the last 12 months, the same as the year before. The median fell from $497,500 to $430,000, which says as much about which houses sold as about the market. Homes took a median of 29 days to go under contract, slower than most of Fishers.
What you are actually buying: a newer house (middle-80% build years 2006 to 2019), a clubhouse and pool, parks, and IU Health Saxony Hospital and Hamilton Town Center nearby. What you are giving up: Saxony Beach. The 20-acre lake's beach closed in 2023, and the city pointed visitors to Geist Waterfront Park instead, so don't buy on the strength of older marketing that still shows it.

Hamilton Southeastern Schools has an operating referendum on the November 3, 2026 ballot: up to 36 cents per $100 of assessed value for up to eight years, capped at $47.5 million a year. It would replace the referendum voters extended in 2023 (Indiana Department of Local Government Finance determination, June 23, 2026). Referendum rates sit outside the 1% cap, so budget for it.
I-69 is the main route. There is no interchange at 131st Street; use Exit 210 at Campus Parkway / Southeastern Parkway.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hamilton County's local income tax is 1.1%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026. Confirm assessments with the Hamilton County Assessor.

The median single-family sale in Saxony was $430,000 over the 12 months through August 2026, on 21 closings, with the middle 80% between $385,000 and $647,000 (MIBOR BLC). Townhomes and condos are not included.
