Start with a warning about the numbers. The MLS counted 34 single-family sales in Speedway through August, against 10 a year ago. With samples that small, the 12% drop in the median, to $251,200 from $285,500, tells you very little. A few sales at one end of the range can swing it.
The steadier signals are speed and price. Homes went under contract in a median of 8.5 days, about the same as last year's 8, and sellers got 98.8% of list. August supply was 1.5 months. Homes that are priced right in Speedway sell quickly.
Speedway was laid out in 1912 for the founders of the Indianapolis Motor Speedway, planned as a city without horses. It incorporated as a town in 1926, so 2026 is its centennial. It is one of Marion County's four excluded cities under Unigov, and it runs its own police, fire, library, water and wastewater services.
What you are actually buying: an older, built-out town about five to six miles from downtown, with I-465 on its west edge, an IndyGo route and a racing-business Main Street. What you are giving up: new construction, since the site's new home data shows no Speedway communities, and quiet during May and other big events at the track.

The 1912 grid, the blocks around the track and the postwar north side are different buys, even in a town this compact.
The Redevelopment Commission finished a $10 million streetscape here, and Dallara, A.J. Foyt Racing and USAC's headquarters are in town. Events like the Speedway Stroll and the IMSA Street Fest run on Main. Crosswalk and landscaping work is in design for 2026, with construction starting in 2027.

See homes →The Indianapolis Motor Speedway covers more than 559 acres and has 257,325 permanent seats. A new roundabout at 16th and Main opened in May 2026. The unfinished Wilshaw hotel sits here; in March 2026 the council approved steps that could include eminent domain, and I found no update after June. Near the track, expect heavy race-day traffic and crowds.

See homes →US 136 runs in from the I-74/I-465 interchange as Crawfordsville Road toward 16th Street. The town added a gateway sign here in 2025. Homes near it are closest to the I-465 and I-74 on-ramps.

Voters approved the district's operating referendum in May 2023, with about 79% voting yes, at 59 cents per $100 of assessed value for eight years, up to $5.8 million a year. It was the third approval, after 2010 and a 2016 renewal. There is no Speedway school referendum on the November 3, 2026 ballot. Budget for the current rate; it sits outside the 1% cap.
Leonard Park, about 14.5 acres, has tennis and pickleball courts and an outdoor fitness court. Meadowood Park, about 13 acres, has a walking path, ball diamonds and sand volleyball. The B&O Trail starts in Speedway, and the IMS Museum and Brickyard Crossing golf course are on the track grounds.
Downtown Indianapolis is about five to six miles east, depending on the source. I-465 runs along the west edge, and IndyGo Route 25 runs down 16th Street to downtown with stops at the Motor Speedway. Drive your actual route at your actual start time, and try it on a race weekend too.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Marion County's local income tax is 2.02%, unchanged in the Indiana Department of Revenue's notice effective October 1, 2026. Confirm assessments with the Marion County Assessor.
If you want a new build, Speedway doesn't have them; look at Avon or Plainfield, or the Marion County new home builds page. If race-day crowds and noise would wear on you, walk the blocks near the track in May before you buy.
