Shelbyville is busier and looser at the same time. Closings rose about 19%, from 215 to 255, and the median edged up 2.7% to $241,250. Supply nearly doubled, from 2.0 months to 3.9 in August, and homes took a median of 31 days to sell instead of 23.
Sellers got 97.8% of list, the same as last year. My read: buyers are showing up, but there are more homes to choose from, so an overpriced listing sits. If you are buying, that is room to negotiate. If you are selling, price it for this year's market.
Shelbyville is the Shelby County seat, a city of about 20,000 in the 2020 Census, where the Big and Little Blue rivers meet. The city rebuilt its Public Square starting in 2019, and single-family permits averaged about 90 a year from 2021 to 2025, roughly double the pace of 2016 to 2020.
What you are actually buying: a median about $58,000 below Greenfield's and $148,000 below New Palestine's, I-74 through town, a hospital, and a downtown that has been rebuilt. What you are giving up: distance (about 26 miles to downtown Indianapolis), a school referendum on the November ballot that would add to property tax bills if it passes, and an open question about a large data center proposed on the east side.

The historic core sits where two rivers meet. The interstate exits on the north and east sides are where most of the change is happening.
A $23 million redevelopment that began in 2019 rebuilt the square, replaced the traffic circle, and added a 110-space parking garage, wider sidewalks and a 13-lot residential subdivision. The commercial historic district is on the National Register.

Shelbyville Central is asking voters for an operating referendum of 22 cents per $100 of assessed value for eight years. The school board approved it 6–0 on June 16, 2026. It is the district's first operating referendum, and the district says it is meant to keep current staffing, services and transportation as property tax revenue falls under Senate Enrolled Act 1.
If it passes, the rate sits outside the 1% cap and is added to property tax bills. Run the numbers on the assessed value of the home you are looking at, using the state's certificate for the question, before you close.
The Blue River Trail is the backbone, and the city runs a bike-share program that logged 2,281 rentals from March through summer 2026. The city aquatic center logged 32,532 visits in summer 2026.
I-74 runs through the north side with exits at SR 9 (exit 113) and SR 44 (exit 116). Downtown Indianapolis is about 26 miles away, which one TV station put at about 40 minutes. Drive your actual route at your actual start time before you commit.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Shelby County's local income tax is 1.7%, up from 1.6% on January 1, 2026, per the Indiana Department of Revenue's notice effective October 1, 2026. Confirm assessments with the Shelby County Assessor.
