The honest version

What New Palestine Is Actually Like

The price in New Palestine is flat. The median was $389,500 through August, $500 under last year's $390,000, on 140 closings, up from 135. The pace is what moved. Homes took a median of 25.5 days to sell, about twice last year's 13, and months of supply went from 1.9 to 2.9.

Sellers still got 99.0% of list, down a little from 99.4%. So this is still a market where well-priced homes sell near asking. The difference from a year ago is that buyers aren't forced to decide the first weekend.

A year ago New Palestine had 1.9 months of supply. In August it had 2.9. Prices didn't drop, but the pressure did.

The town itself is small: 2,744 people in the 2020 Census, up from 1,264 in 2000. It sits in the southwest corner of Hancock County, in Sugar Creek Township, which had 16,495 people. The town is a small part of the township, so check whether a given address is inside town limits.

What you are actually buying: a small town on US 52 with newer subdivisions around it, township parks, and a town center the council has started planning. What you are giving up: services close by today. The planned Kroger's timeline slowed in late 2025, the town center is at the master-plan stage, and the commute is US 52 to I-465, with no interstate interchange in town.

How it breaks down

New Palestine Isn't One Market

The 1838 town grid sits on US 52. Most of the growth is in the subdivisions around it and west toward Carroll Road.

Historic Main Street

The original 1838 plat, 15 blocks and 36 lots, straddles US 52. Town hall is at 42 East Main, and the house the town's founder built at 113 East Main still stands.

The planned town center

In March 2026 the council approved a $99,500 contract to master-plan about 79 acres of farmland south of US 52. A splash pad, amphitheater, civic space and commercial uses have been floated. Council members called it a preliminary step, and the site has floodway setbacks to plan around.

A Kroger store was announced for New Palestine in 2025, and local reporting said the timeline slowed that December. I couldn't confirm the location or an opening date, so don't buy a house counting on it.

The newer subdivisions

Copperstone, near County Roads 500 West and 200 South, has a paved trail through it. D.R. Horton's Fields at Sugar Creek, off Carroll Road, has pickleball, a playground and a pond. Silverthorne's Willow Ridge offers basement options.

West of town: Sugar Creek Township Park

The 88-acre township park on County Road 700 West and the Jacob Schramm Nature Preserve on 600 West. Sugar Creek and its branches run through the township, so check the FEMA flood map for any parcel near them.

Schools

New Palestine Community Schools

The area is served by New Palestine Community Schools, which covers Sugar Creek and Brandywine townships. It was formerly the Community School Corporation of Southern Hancock County, and you will still see the old name in some records. Confirm the assignment for the specific address.

The ballot

I found no New Palestine Community Schools operating or capital referendum on the November 3, 2026 ballot. It is not on the state's referendum list. Confirm with the Hancock County election office before you rely on that.

Parks, the Drive & Taxes

Parks and trails

Sugar Creek Township Park has a one-mile gravel trail, disc golf, a ball diamond, a fenced dog park and two shelters. The Jacob Schramm Nature Preserve has a 0.6-mile loop. The town also has a public library branch.

The drive

US 52, which becomes Brookville Road, is the route to I-465. One builder puts downtown Indianapolis at about 30 minutes. I'd drive it at your actual start time before you commit, because there is no interstate in town.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Hancock County's local income tax is 1.94%, per the Indiana Department of Revenue's notice effective October 1, 2026. Neighboring Shelby County is 1.7%. Confirm assessments with the Hancock County Assessor.

Who New Palestine is wrong for

If you want a hospital, a downtown and I-70 close by, look at Greenfield, where the median is $299,000. If price matters most, Shelbyville's median is $241,250. For new builds across the county, see the Hancock County new home builds page.
