Bring your own agent on day one

Most builders ask that your agent be registered at your first visit. My commission on a new build is typically paid by the builder, so it costs you nothing to have someone on your side of the table.

What I do on a new build: compare the incentive against a price cut, check the lot premium and what the base price actually includes, read the purchase agreement with you, and push on the items that are negotiable.
