The honest version

What Martinsville Is Actually Like

Every number moved in the seller's favor. Closings rose about 7%, from 271 to 291. The median jumped 8.8% to $310,000. Homes went under contract in a median of 15 days instead of 19, months of supply fell from 2.2 to 1.6 in August, and sellers got 98.8% of list.

My read is that I-69 changed the math here. The last stretch into Indianapolis opened in August 2024, and new construction has followed it to the southeast side of town. If you're buying in Martinsville, come in ready: pre-approved, with a clear number, because the good homes aren't waiting.

Martinsville's median rose 8.8% this year while supply dropped to 1.6 months. This is not the market to lowball.

Martinsville is a city and the Morgan County seat, platted in 1822. The red-brick courthouse was finished in 1859, one of the few pre-Civil War courthouses left in Indiana. It was once known as the Goldfish Capital of the World, after Grassyfork Fisheries was founded here in 1899. A 2014 annexation along the I-69 route grew the city by about a third.

What you are actually buying: four I-69 interchanges, a 100-acre city park, a state forest five miles south and new homes priced under $270,000. What you are giving up: distance, since Indianapolis is about 30 miles away, and Morgan County's 2.72% income tax. And on the west side, the White River.

How it breaks down

Martinsville Isn't One Market

The old city sits between the courthouse square and the White River. The new growth is along I-69 on the southeast side.

Downtown & the courthouse square

The 1859 Morgan County Courthouse and more than a dozen National Register sites in the city. A $72 million county justice center was reported under construction in 2025, and the city's redevelopment commission bought property for downtown parking.

Southeast & the I-69 corridor

The west side, SR 252 & SR 44

In August 2026 the Plan Commission recommended rezoning 69 acres for Maple Hills, 159 homes by Forestar between SR 252 and SR 44. The council vote was still pending when it was reported.

The White River & the levee

The river often rises above flood stage in spring. The city received a $20.2 million state grant in 2021 for a levee to protect more than 600 homes, and it was still under construction in late 2024. I couldn't confirm it's finished or FEMA-accredited, so check the flood zone and get an insurance quote for any parcel on this side before you make an offer.

South toward Morgan-Monroe State Forest

More than 24,000 acres of state forest starts about five miles south, with fishing lakes, campgrounds and the 40-mile Tecumseh Trail. An EF-2 tornado hit the Scout Ridge Campground in June 2026, and some trails are closed for cleanup.

Schools & bonds

MSD of Martinsville

Martinsville is served by the Metropolitan School District of Martinsville, which includes Martinsville High School and John R. Wooden Middle School. Confirm the assignment for the specific address.

A bond is in the works

I found no MSD of Martinsville operating referendum on the November 2026 ballot, though I couldn't read the state's full list. Separately, in September 2026 the board was weighing authorization of up to $60 million in bonds over 20 years for roofs, HVAC and athletic facilities. The district's estimate is about 20 cents per $100, or roughly $196 a year on a $235,000 home.

A second hearing is set for October 8, 2026, followed by a 30-day remonstrance period that could lead to a referendum. Final authorization could come in January 2027, and board members said authorization doesn't mean the bonds will be issued. If you're buying this fall, watch this one.

Parks and the forest

Jimmy Nash City Park covers more than 100 acres with a fishing pond, more than two miles of hiking trails, a pool with a splash pad, pickleball courts, a dog park and a sledding hill. Morgan-Monroe State Forest adds a 5.2-mile paved Hike-Bike Trail.

The drive

I-69 runs through the city with interchanges at Henderson Ford Road, SR 252/SR 44, Ohio Street/Artesian Avenue and SR 39/Morton Avenue. It was finished through to I-465 in August 2024. Indianapolis is about 30 miles away. Drive your route at your real start time before you commit.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Morgan County's local income tax is 2.72%, unchanged in the Indiana Department of Revenue's county rate notice effective October 1, 2026, well above Johnson County's 1.4%. Confirm assessments with the Morgan County Assessor.

Who Martinsville is wrong for

If you work on the north side of Indianapolis, 30 miles each way gets old; look at Greenwood or Mooresville. If you don't want to think about flood insurance, stay off the west side near the river until the levee's status is settled.
