Camby, West Newton, Valley Mills and the airport's south side. The median didn't move this year, but homes took almost twice as long to sell. Here is what's behind that and what's coming.

Decatur Township is the southwest corner of Marion County: about 32 square miles and 36,951 people at the 2020 Census, all part of consolidated Indianapolis. Quakers from the Carolinas settled it along the White River in the 1820s. It stayed farmland for a long time, then grew from about 6,000 people to more than 19,000 between 1950 and 1980, and grew nearly 50% again from 2000 to 2020.
The numbers this year are mixed. The median sat at exactly $250,000, the same as last year, and sellers got 98.7% of list. Sales dipped from 337 to 326. Supply actually fell, from 2.4 to 2.2 months in August. But homes took a median of 28.5 days to go under contract, up from 15.
That's a smaller market than the other townships I cover, so a few sales move the numbers more. I pull comparables street by street here, and I look closely at what's new nearby.
What you are actually buying: a $250,000 median, new-construction choice in the high $200s, and the airport and I-70 right at the north end. What you are giving up: distance from downtown (West Newton is about 10 miles out), and some certainty, with a large data center planned on Kentucky Avenue and a school referendum on the November ballot.

The township runs from the airport and warehouse parks in the north to railroad towns and new subdivisions in the south.
Established in 1890 along the railroad, near State Road 67 (46113). Several of the township's new-construction communities have Camby addresses. The Camby area also reaches into Hendricks and Morgan counties, so a Camby address isn't always Marion County. Check the county and township before you compare taxes.

The city approved a variance in March 2026, seven residents filed for judicial review in April, and $240 million in tax breaks were approved on September 16, 2026. Construction is expected after March 1, 2027. Mirror Indy reported about 2,000 households within a mile of the site. If you're looking nearby, ask me where it stands.

Most of the township is served by the Metropolitan School District of Decatur Township, and Indianapolis Public Schools includes sections of it. Confirm the assignment for the specific address.
The district's current operating referendum was approved in 2019 and expires December 31, 2027. On November 3, 2026, voters will decide a "Reduce & Replace" referendum that would replace it with a lower maximum rate for eight years, the 2027 through 2034 budget years, for transportation, utilities and building maintenance, among other uses. The district projects about $8 million in cuts over two years if it fails.
I'm not quoting the rate. The district's page and Fox59's report give different figures for both the current and the proposed rate, so check the ballot language or ask the district before you plug a number into your budget. Separately, the Sabey data center agreement includes $31.6 million for Decatur schools.
The Indianapolis Public Education Corporation, a new appointed board created by state law in 2026, has an operating referendum on the November 3 ballot for addresses inside the IPS boundary: up to 37.2 cents per $100 of assessed value for up to four years, capped at $95 million a year, with the revenue split between IPS and participating charter schools. The ballot estimates $221 a year on a $150,000 median home. It replaces the 2018 IPS referendum rate of 19.6 cents, which expires in December 2026, so the net change reported by IPS and local coverage is roughly $100 to $115 a year on that home.
Either way, put the rate into your carrying-cost math before you write an offer. Referendum rates sit outside the 1% cap.
State Road 67 (Kentucky Avenue), Mooresville Road, I-465 and I-70 are the main routes, and the airport terminal is inside the township. IndyGo's Blue Line is planned to serve the airport when it opens in 2028.
Southwestway Park on Mann Road runs along the White River, with a 7.3-mile mountain bike trail and ball fields. Dollar Hide Creek Park on Milhouse Road is a 17-acre natural area with a creekside trail. The Sabey agreement also includes $24.5 million for an aquatic center in the township; I haven't confirmed a location or date.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Marion County's local income tax is 2.02%, per Indiana Department of Revenue Departmental Notice #1, effective October 1, 2026. Confirm assessments with the Marion County Assessor.
If a big industrial project nearby is a dealbreaker, the Kentucky Avenue site and the airport side of the township deserve a hard look first. If you want a town center with its own identity on this side of the metro, compare Mooresville to the south or Plainfield to the west.
The median single-family sale was $250,000 year to date through August 2026, on 326 closings, unchanged from $250,000 over the same stretch of 2025.

Published figures for the rate differ, so check the ballot language. IPS addresses will vote on the Indianapolis Public Education Corporation's operating referendum, up to 37.2 cents per $100 for up to four years.

Yes. As of September 27, 2026: D.R. Horton's Parks at Decatur from $279,900, Lennar's Noble Heights from $293,795, and D.R. Horton's Cardinal Grove, which the builder says starts in the $298s. Taylor Morrison's Oberlin in Camby lists from $298,000, but I haven't confirmed it's in Decatur Township. See the Marion County new home builds page.
