Here's the thing about Beech Grove this year: the median slipped, but the market got tighter. The MLS counted 132 single-family sales through August, up from 119. The median came in at $196,500, down 4.6% from $206,000.
The speed numbers point the other way from the price. Homes went under contract in a median of 15 days, versus 17 last year, and sellers got 98.9% of list. August supply was 1.8 months, down from 3.3. A lower median with faster sales can mean a mix of cheaper homes sold, not that values fell across the board. Price a specific house on its own comparables.
Beech Grove started as a company town for the railroad repair shops the Big Four built in the early 1900s, and it incorporated in 1906. Amtrak has owned the shops since 1975 and runs them as its principal heavy maintenance facility, with about 570 employees. The city is one of Marion County's excluded cities under Unigov: it has its own mayor, council, police department, EMS and school district. Fire service is the exception. Beech Grove's fire department merged into the Indianapolis Fire Department in December 2021.
What you are actually buying: an older, built-out city of 14,717 people with its own school district, I-465 at Emerson Avenue, an IndyGo route to downtown and a Main Street of local businesses. What you are giving up: new construction, since the site's new home data shows no Beech Grove communities, and newer housing in general. A local guide describes the stock as ranches, split-levels, post-war Cape Cods and mid-century homes.

Even in 4.47 square miles, the blocks near Main Street, the shops, the parks and Emerson Avenue are different buys.
The city's business street, with long-running shops alongside newer ones. The 2026 State of the City named new or reopened businesses including Rustic Root and Scoop at the Root, and Fourth Friday Art Walks started in May 2026. There are still some vacant storefronts downtown, a gap the Encyclopedia of Indianapolis ties to the 2012 closing of St. Francis Hospital.

Voters approved an operating referendum in June 2020 at 55 cents per $100 of assessed value for eight years, plus a 25-cent capital referendum for $17.5 million in projects. On November 3, 2026, the district is asking voters to replace the 2020 operating levy with a new one at up to 57 cents per $100 for up to eight years, capped at $4.4 million a year.
The tax estimates don't agree. The ballot question itself says $493 a year on a $200,000 median home. The district, counting the 2020 levy it would replace, projects the median owner paying slightly less than today. Referendum rates sit outside the 1% cap, so check the outcome and your own bill before you budget.
Besides Bolton and Hornet parks, Hartman Park has five baseball diamonds used by Beech Grove Little League, and Don Challis Park has a shelter, a playground and a volleyball court. The Franciscan Trail has five trailheads and four bridges, and new pickleball courts are planned.
Emerson Avenue meets I-465 at exit 52, and I-65 is the next exit. IndyGo Route 16 runs seven days a week between Beech Grove and the downtown transit center. A roundabout at Arlington and Hanna starts construction in summer 2026. Drive your actual route at your actual start time.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Marion County's local income tax is 2.02%, per the Indiana Department of Revenue's notice effective October 1, 2026. Confirm assessments with the Marion County Assessor.
If you want a new build, Beech Grove doesn't have them; start with the Marion County new home builds page. If you like the idea of a small excluded city with its own services but want a different setting, compare Speedway. If you want more choice across the south side, look at Perry Township.
