The honest version

What Pike Township Is Actually Like

Pike Township is the northwest corner of Marion County: about 44 square miles and 83,030 people at the 2020 Census. It's all part of Indianapolis except the north half of Clermont, a small included town. It was organized in 1822, grew along Lafayette Road and the Michigan Road, and then grew fast after the Eagle Creek Reservoir was finished in the 1960s. The township's population rose 377% from 1970 to 2000, against 8.4% for the county as a whole.

Here's the thing about this market right now: more homes are selling, for a little less. Sales rose about 13%, from 406 to 460. The median slipped from $285,750 to $277,500. Homes went under contract in a median of 14 days, up from 9, and months of supply went from 1.4 to 2.2 in August.

Supply went from 1.4 to 2.2 months, but sellers still got 98.9% of list. Well-priced homes still sell close to asking. The rest is where you have room.

The township is also a lot of different things in one place: a 5,300-acre park and reservoir, a rural historic district of farms and estates at Traders Point, an 1850s railroad village at New Augusta, the Park 100 business corridor and a closed mall waiting on a redevelopment plan. The same budget buys very different houses a few miles apart, so I pull comparables by neighborhood, not by township.

What you are actually buying: Eagle Creek Park and its 30 miles of trails, quick access to I-65 and I-465, and a $277,500 median. What you are giving up: much choice in new construction (one builder community), a settled plan for the old Lafayette Square site, and a finished I-465 on the northwest side, where INDOT's widening project is paused.

How it breaks down

Pike Township Isn't One Market

The township runs from 38th Street and Lafayette Road up to the Boone County line. Each part has its own history and its own set of things to check.

Eagle Creek

Eagle Creek Park, at 7840 W. 56th Street, covers about 3,900 acres of land and 1,400 acres of water and opened in 1972. The Encyclopedia of Indianapolis credits the reservoir, finished in the 1960s, with drawing the homes and businesses built around it.

Traders Point

The far northwest, around 86th Street and I-465. The Traders Point Eagle Creek Rural Historic District, listed on the National Register in 2009, covers 1,489 acres of farmsteads, estates, old roads and bridges across Pike and Boone County. A proposed 200-acre commercial project on 86th Street near I-465 was withdrawn in October 2023 after months of neighbor opposition.

New Augusta

Platted in 1852 when the railroad arrived. The New Augusta Historic District, listed in 1989, covers 46 acres between 71st and 74th streets, with 114 contributing buildings from about 1852 to 1939 and the old depot. National Register listing alone doesn't trigger design review in Indianapolis. I haven't confirmed whether New Augusta has a local designation, so ask before you plan exterior work.

Lafayette Road & the Lafayette Square site

The south edge near 38th Street. Lafayette Square opened in 1968 as the area's first enclosed mall and closed in 2022. Owner Sojos Capital has proposed a mixed-use redevelopment, and in November 2025 the Metropolitan Development Commission approved hiring a consultant to manage it with the city. Plans include 144 affordable apartments on the north side of the site. No budget or timeline has been published.

Park 100 & the I-465 corridor

A business park begun in 1974 that covered 1,800 acres by 1990. If you're looking at a home near it, drive the area on a weekday to see the truck and commuter traffic for yourself.

Schools & the ballot

MSD Pike, IPS & the Ballot

Nearly all of the township is served by MSD of Pike Township. A small area in the south is in Indianapolis Public Schools. Confirm the assignment for the specific address.

If the address is in MSD Pike

Voters approved an operating referendum on May 7, 2024 at up to 24 cents per $100 of assessed value for eight years, about $14.5 million a year, with 59% of the vote. That rate is already on the tax bill. Pike was the first Indiana district required to share part of its referendum revenue with charter schools under a 2023 law. I found no MSD Pike question on the November 2026 ballot.

If the address is in IPS

The Indianapolis Public Education Corporation, a new appointed board created by state law in 2026, has an operating referendum on the November 3 ballot for addresses inside the IPS boundary: up to 37.2 cents per $100 of assessed value for up to four years, capped at $95 million a year, with the revenue split between IPS and participating charter schools. The ballot estimates $221 a year on a $150,000 median home. It replaces the 2018 IPS referendum rate of 19.6 cents, which expires in December 2026, so the net change reported by IPS and local coverage is roughly $100 to $115 a year on that home.

Either way, put the rate into your carrying-cost math before you write an offer. Referendum rates sit outside the 1% cap.

Eagle Creek, Road Work & Taxes

Eagle Creek Park

About 30 miles of trails, the Ornithology Center, the Earth Discovery Center, a waterfowl sanctuary, two state nature preserves and water sports on a reservoir about 4.3 miles long. It had 1.3 million visitors in 2025, so expect traffic near the entrances on nice weekends.

The roads

I-65 runs through the township, and the north junction of I-65 and I-465 is here. INDOT's larger I-465 Northwest project, from 86th Street to US 31, is paused pending funding. Related bridge work is going ahead: Township Line Road over I-465 (started summer 2025) and Ford Road over I-865 (anticipated summer 2026).

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Marion County's local income tax is 2.02%, per Indiana Department of Revenue Departmental Notice #1, effective October 1, 2026. Confirm assessments with the Marion County Assessor.

Who Pike Township is wrong for

If you want a new home with several builders to choose from, there's one community here; look north to Zionsville or Whitestown in Boone County, or check the Marion County new home builds page. If you want a settled area with no big projects pending, the Lafayette Road side has one waiting. And ZIP codes here cross township and county lines, so filter by address, not by ZIP.
