More sales, a lower median, and new construction on every side of town. Here is what the numbers say and the two things to check on any Whitestown address.
Start with the map. Filter by price, beds, and neighborhood.
Whitestown is growing, and the numbers show it. Closings jumped about 22%, from 231 to 282. The median fell 4.8% to $380,000, homes took a median of 21 days to go under contract instead of 13, and sellers got 98.7% of list instead of 99.1%. Supply actually tightened, from 2.2 months to 1.9 in August.
I wouldn't read the lower median as falling values without looking at what sold. A town with this much new construction, including townhomes, can see its median move with the mix. What I would take from it: homes are sitting a little longer, which gives you time to compare.
Whitestown started as a railroad stop in 1851 and incorporated as a town in 1947. It stayed small until the late 2000s, when it annexed 6,500 acres south of downtown and the I-65 corridor filled in: Amazon opened a distribution center in 2008, and the 1,700-acre Anson development brought homes, apartments and industrial space.
What you are actually buying: I-65 access, new construction at a range of prices, and a trail connection to Zionsville. What you are giving up: a settled feel. Warehouses, roundabouts, apartments and new subdivisions are all underway, and the town you tour this year will look different in five.

Whitestown spans three townships and two school districts, and it is building out in several directions at once. Know which one you're buying into.
The original town, with the Big 4 Trail trailhead at 106 S. Main St. Less than a mile south, Mills on Main, 262 apartments on about 15.6 acres, was approved by the plan commission in May 2025; I couldn't confirm the council's final vote.

On November 3, 2026, Zionsville Community Schools is asking voters for an operating referendum of up to 8 years at a rate of no more than 41.28 cents per $100 of assessed value. The ballot estimate is about $1,368 a year on a $600,000 median home. It would replace the 2019 referendum, which the district says expires in December 2027.
Lebanon Community School Corporation voters approved a capital referendum in May 2022, up to $102.65 million in bonds at an estimated maximum of 28.55 cents per $100, and the local paper reported an operating question passed too. No Lebanon school referendum is on the November 2026 ballot.
The town runs seven parks, including Main Street Park, Anson Acres, Gateway Park with its dog park, Panther Park and Jackson Run. The Big 4 Trail connects to Zionsville; the 2023 link made a 9-mile trail between the two towns. Little League's Central Region headquarters and complex opened in Whitestown in 2021.
Whitestown is about 22 miles northwest of downtown Indianapolis on I-65. INDOT opened diverging diamond interchanges at SR 267 and CR 550 S in June 2023; Wikipedia counts exits 130 through 133 in town. More work is coming: a roundabout at Whitestown Parkway and CR 525 E has federal funding, and another at Albert S. White Drive, CR 300 S and CR 700 E is expected to go to bid in January 2027.
Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Boone County's local income tax is 1.71% in the Indiana Department of Revenue's notice effective October 1, 2026, a change from the January 2026 notice. Which school district you're in changes the referendum rate on your bill. Confirm assessments with the Boone County Assessor.
If you want a town that will look the same in five years, this isn't it. If trucks bother you, stay back from the I-65 warehouse corridor, where another 1.6 million square feet is planned at 65 Commerce Park West. For an older, settled downtown, look at Zionsville; for a lower price point, Lebanon's median is $304,900.
