The honest version

What Franklin Township Is Actually Like

Franklin Township is the southeast corner of Marion County: about 42 square miles, all of it part of consolidated Indianapolis. It had 32,080 people in 2000 and 65,788 at the 2020 Census, so it roughly doubled in 20 years. Most of that growth is new subdivisions on what used to be farmland.

One thing to clear up first. This is not the city of Franklin in Johnson County, further south. That is a separate city with its own schools and its own guide: Franklin, Indiana homes for sale. Listings and school names get mixed up between the two all the time.

Here's the thing about this market right now: it slowed down without getting cheaper. Homes took a median of 33 days to go under contract, up from 24, the longest of Marion County's nine townships this year. Sales were flat at 729 against 731, and supply rose from 2.4 to 2.9 months in August. But the median only slipped to $315,000 from $319,990, still second only to Washington Township in the county, and sellers got 98.4% of list.

Every resale here competes with a builder down the road. That is why homes sit longer, and it's why a used house needs to be priced against new, not just against last year.

What you are actually buying: newer housing stock, a lot of new-construction choice, Southeastway Park and quick access to I-65 and I-74. What you are giving up: a short drive downtown from most of the township (Wanamaker is about nine miles out), and a lot of two-lane roads in the growing parts of the township. Franklin Township's schools also have no voter-approved referendum, which keeps that rate off your tax bill.

How it breaks down

Franklin Township Isn't One Market

The township mixes 1800s crossroads towns, a belt of brand-new subdivisions and open country. They trade very differently.

Wanamaker

Founded as New Bethel in 1834 on the Michigan Road and renamed in 1889 for Postmaster General John Wanamaker. Southeastern Avenue still follows the old road. It's about nine miles southeast of downtown (46239), and the Old Settler's Day street fair has run here every year since the late 1980s.

Acton

Platted in 1852 as Farmersville near the railroad and renamed Acton a couple of years later (46259). A Methodist campground ran near Southport and Acton roads from 1859 until a 1905 fire; part of that site became Acton Park in 2004. I-74 has an exit at Acton Road.

The new-subdivision belt

Southport, Franklin, Hickory, Thompson and Pentecost roads and Edgewood Avenue, mostly 46239 and 46259. More of Marion County's actively selling new construction is here than in any other township (12 of the 30 Marion County communities on this site). Residents have pushed back on traffic from new projects on two-lane roads, so drive the route at rush hour before you buy.

Post Road & Troy Avenue

The north end. Google withdrew a rezoning for a 468-acre data center campus here on September 22, 2025, before an expected council denial. It could come back; I haven't confirmed whether it has. Residents raised well-water concerns, so if the house you like is on a well, test it and ask me what I know about the site.

The eastern part of Beech Grove sits inside the township, but Beech Grove is a separate city with its own government and its own school district, Beech Grove City Schools (46107). Check the city line for any address near it.

Schools & the ballot

Franklin Township Schools & Referendums

Most of the township is served by the Franklin Township Community School Corporation (Franklin Central High School). The eastern Beech Grove area is served by Beech Grove City Schools. IPS does not include Franklin Township. Confirm the assignment for the specific address.

No referendum on the bill

Franklin Township schools have no voter-approved referendum. General-fund referendums failed in 2009 (twice) and 2011, and in May 2022 a $98.4 million capital referendum, about 21 cents per $100 of assessed value over 22 years, failed with 62% voting no. At the time that left the district as the only one of Marion County's 11 school districts without an approved referendum.

I found no Franklin Township question on the November 3, 2026 ballot, though the state list I checked may not be complete. Don't confuse this with Franklin Community Schools in Johnson County, which is a different district with its own November ballot question.

Parks, Roads & Taxes

Parks

Southeastway Park on Carroll Road has 188 acres, about 80 of them forest, with Buck Creek, prairie and four miles of trails. Franklin Township Community Park, 99 acres next to Franklin Central, reopened in October 2025 after a $2.8 million upgrade with a new playground, pickleball and basketball courts and paved trails.

The drive

I-65, I-74 and Emerson Avenue are the main routes, and Southeastern Avenue runs diagonally through Wanamaker. In the new-subdivision belt, residents have raised traffic on two-lane roads at township land-use meetings.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Marion County's local income tax is 2.02%, per Indiana Department of Revenue Departmental Notice #1, effective October 1, 2026. Confirm assessments with the Marion County Assessor.

Who Franklin Township is wrong for

If you want to walk to restaurants or be downtown in ten minutes, this isn't it. If you want the same new-construction feel with a Johnson County address, compare Greenwood.
