The honest version

What Anderson Is Actually Like

Anderson's median single-family sale was $175,000 from January through September, up about 6% from $165,750 a year earlier. Closings rose from 650 to 692, and homes spent a median of 18.5 days on market, a little longer than last year's 16.

Sellers received 96.9% of list price on average, down slightly from 97.2%. Supply was 3.0 months in September, close to the Madison County reading of 3.2. That is a market where good houses still move, but a buyer usually has a few days to think and some room to negotiate on price and repairs.

About half of Pendleton's median, ten miles up the road. In Anderson, the trade is price for drive time.

Anderson is the Madison County seat and a real city, with 54,788 people in the 2020 Census. It grew on the natural gas boom of the late 1880s, then on auto parts: Delco Remy and Guide Lamp were the biggest employers for decades, and General Motors went from nearly 22,000 jobs here in the 1970s to fewer than 2,600 by 2006. The largest employers on the county's 2019 list were Community Hospital Anderson, St. Vincent, Nestlé and Harrah's Hoosier Park.

What you are actually buying: a city with its own downtown, a restored 1929 theater, two hospitals, a university and a state park on the east edge, at a median about $160,000 below Pendleton's. What you are giving up: the drive. Downtown Indianapolis is about 40 miles away on I-69, and Fishers is roughly 23. Several blocks around downtown are National Register historic districts, and older houses mean budgeting for what the inspection finds.

How it breaks down

Anderson Isn't One Market

Downtown, the river, the east side by the state park and the I-69 corridor are different buys, and two separate towns sit inside or against the city.

Downtown & the historic districts

The Anderson Downtown Historic District runs along Meridian Street, with the 1929 Paramount Theatre at 1124 Meridian. Nearby, the West Eighth Street and West Central historic districts are on the National Register too. Older homes, older systems. Budget for the inspection findings.

The White River & Athletic Park

The city's Redevelopment Commission voted 3–2 in December 2025 to put $38 million of TIF money toward a roughly $45 million Athletic Park project, with a water park and event space. No construction dates have been set. Near the river, check the FEMA flood map for the specific parcel.

The east side: Mounds State Park & Chesterfield

Mounds State Park is about 3 miles east of downtown, and Chesterfield is a separate town on the city's east edge, with its own town government. In April 2026 the city council approved rezoning 40 acres at Lindberg and South Rangeline roads for about 200 apartments.

Scatterfield Road & I-69

Scatterfield Road is SR 9, and I-69 crosses the city's southeast corner at exits 222 and 226. Harrah's Hoosier Park, the racetrack and casino, is at 4500 Dan Patch Circle. The Plan Commission approved a 104-home plat on Columbus Avenue near the Scatterfield interchange; I couldn't confirm the builder or timeline.

Anderson Community School Corporation

Most of Anderson is served by Anderson Community School Corporation. Small parts of the city are in South Madison Community School Corporation. Next door, the Madison County part of Chesterfield is in Anderson Community Schools and its Delaware County part is in Daleville. Confirm the assignment for the specific address.

The ballot

Anderson Community Schools has an operating referendum on the November 3, 2026 ballot. It renews the levy voters approved in 2018, for up to eight years, at a rate of no more than $0.1077 per $100 of assessed value and no more than $2,903,078 a year. If it fails, the state's filing says a median $100,000 home would pay about $54 a year less. The district told the Herald Bulletin it projects a $5.5 million deficit without it. Sources: DLGF determination 26-005 and the Herald Bulletin, September 25, 2026.

Voters also approved a $41 million school construction referendum in 2018, which carries its own debt rate.

Parks, the Drive & Taxes

Parks and things to do

Mounds State Park has ten earthworks built by the Adena-Hopewell people, including the Great Mound from about 160 B.C., plus trails along the White River. In town, Shadyside Park has the terraced gardens and an 87-acre recreation area with two lakes, and the Rangeline Nature Preserve covers 180 acres on the river. The Paramount Theatre hosts shows downtown, and the Little 500 runs at Anderson Speedway every May.

The drive

I-69 exits 222 and 226 serve the city. INDOT added lanes on I-69 from Fishers to Pendleton in 2016 to 2018, then started a second widening project north to SR 9 in Anderson in 2018. Downtown Indianapolis is about 40 to 44 miles away, depending on the source, and Fishers about 23 by a distance calculator. The city bus system, CATS, runs weekdays from 8 a.m. to 4 p.m. Drive your actual route at your actual start time before you commit.

Taxes

Indiana caps homestead property tax at 1% of gross assessed value under the circuit breaker, so most owner-occupants land at or near that figure before any voter-approved referendum rate, which sits outside the cap. Rentals and second homes are capped at 2% and should be modeled separately. Madison County's local income tax is 2.25%, per the Indiana Department of Revenue's notice effective October 1, 2026. That compares with 1.94% in Hancock County and 1.1% in Hamilton County. Confirm assessments with the Madison County Assessor.

Who Anderson is wrong for

If the drive is the deal-breaker, Pendleton is about 10 miles closer on I-69, with a median of $336,178. If you want new construction, the production-builder communities near Anderson are in Pendleton; I didn't find one with an Anderson address. If you want a lower income tax rate, Hamilton County's is less than half of Madison's.

Thinking About Anderson? Let's Talk.

I'm Wes Johnston, a Realtor with Trueblood Real Estate, based in Fishers. I cover the whole Indianapolis metro, and every guide on this site is built the same way: MIBOR numbers, public sources, and the trade-offs a listing description won't mention.

My job isn't to open doors. It's to tell you what a house is actually worth, what's wrong with it, and whether it's the right move for what you're trying to do — then negotiate hard on your behalf and own the process from contract to close.

If you're two years out, that's fine. Most of my best clients started with a question, not a showing.
